Mortgages for investors are available in a variety of documentation options.  Full Documentation tends to have the lowest rates but Stated Income and Rental Income Only loans provide great flexibility for the borrower.

Stated Income Loans for Investors

Our latest product, these incredibly flexible loans require no income documentation -- NO TAX RETURNS, NO 4506.  Loan amounts start at $75,000 and go up to $5,000,000.  These are fixed-term ARM products, but they are all 30-Year loans.  Minimum FICO score is 600 (talk about FLEXIBILITY!).  Prior Bankruptcy, Foreclosure, or Short Sale is OK, as long as two years have elapsed since the last event.  Rates start as low as 6.99%/7.699% APR.

Incredible range of property types for these loans.  You can use them for your single-family rentals, condos (both warrantable and non-warrantable), and Plexes (2-4 Units).  They are also available for commercial property types: Multi-Family (Apartment Complexes), Mixed-Use, Office Buildings, Retail Complexes, Warehouses, Self-Storage, and Auto-Service (no gas stations at this time).
